We just closed in late Dec so the financials are a work in progress but we’re projecting and tracking closely to a 55% expense ratio and should have about 11% CoC in year one through the renovation period as we get more renovated units online. 

I think tracking productivity will be tough unless you have someone on site that is checking their work at the end of the day and documenting their progress. 

I think though now with this new law it gives the state an easy track to regulate compliance  IE you either gave the disclosures or you did not you either have the disclosures on your website and marketing or you dont.. be very cut and dry for enforcement. 

Anyway, what are you guys that use RH doing for receipt tracking?  

Has this property been working for a while with a track record of income performance?

Frankly, many landlords have also had a tough time keeping track of what market rents are.

(Tenants not paying on time, keeping track of payments ect..)There isn't just one problem.

Hi Andre,You’re definitely on the right track with house hacking and focusing on “base hits” instead of waiting for a “home run.”

They are forced to be there so in a lot of instances you are trying to find the best candidate amongst the vast pool of bottom feeders who already have proven to be such.

I think we are on the right track to starting evictions once again!!
