Most of these syndication, are typically promoting "the STR market" rather than their actual track record.The moment I clicked "View more details" of their holding , I can see their future booking.My respond was ............ nahhhh, my STR is performing way better for them.You could forecast their revenue by checking future booking.

Check out your local banks/credit unions to see what promotions they run.

NO MONEY DOWN.There should be a bounty on these supposed "gurus".At least 4 books have been published and are being heavily promoted in the last year with the theme of purchasing an existing highly profitable business with no equity investment.  

And this is something I have been contemplating a lot during the last 2 years.You will be shocked to know this is coming out of my mouth.The whole passive income model all you/us real estate investors are so obsessively promoting...

When a "successful investor" joins BP, or any other page for the SOLE purpose of promoting a guru, it's a red flag.

Then possibly selling an equity position in the debt stack to get a promote

Not sure if it would be considered promoting a particular company.

I found out that Lifestyles knowingly allowed one of these boutique vendors to be promoted on their webpage that wasn't even licensed to do work in the state! 

I invested in 3 of their deals (co-promoted by Big V Group): Crossroads South, Spradlin Farms and Southeastern Portfolio...ALL HAVE FALLEN WAY, WAY SHORT OF PROJECTIONS.
