When it comes to advertising RE for sale what agent is going to run an add hey this home is a 3 and 2 and really a poor investment ???

Rentals are slow across the board but only advertising on the MLS is unacceptable.

If their friends need something a place they will let them know first and then advertise. 

Under the rental section it doesn't make any distinctions re: advertising, but it does under mortgage lending and mentions rental housing.

Speaking with one of our attorneys she mentioned the largest area of defaults she has seen is in SS space as it got over saturated in some markets and rent appreciation has not been as advertised.

You could do some of the things recommended above but for climbers, put some pictures of the cliffs or climbing action shots in your listing photos, offer discounts to climbers, advertise on climbing websites like mountain project, New England climber FB groups, in climbing gyms in Boston, CT, NYC, AMC or other climbing groups, etc.
