You would have just postponed paying it until your final property.If you can successfully do one flip per month, you won't have to worry about the capital gains until April 15th of the following year.

We get a list of what is on the calendar on the Thursday before each auction and usually 50-75% of the properties listed on Thursday end up getting postponed or cancelled by Tuesday, so doing a lot of due diligence ends up wasting time.

You'll find that, on average, out of every property scheduled for auction 2/3 get cancelled or postponed, and from the 1/3 left over, 2/3 of those go back to the bank with 1/3 going to a 3rd party bidder.
