AI tip 2: a friend of mine wrote an app (beta) for landlords to market themselves on a regular basis by soliciting reviews from tenants.

But she takes excellent care of them (even put in a small concrete pool for them to play in during the summer:-).

Other parks our size have about the same rent but have water included or basic cable, have rec centers or nice playground / pools, have multiple works on site.

Looking for major hospitals is also a great idea I haven't heard of before, thank you for that tip!

PRO TIP: Some counties will work with you as the new "owner" on code violations.

Now I have seen a situation where there was a pre-2016 build, but the previous owner pulled permit to install a pool and a new Certificate of Occupancy was issued after 2016. 

Pro tip--make sure your exhaust fan in the bathroom is vented to the atmosphere--meaning out to the outside.....go out the roof or out the side of the unit or secured to an opening in a soffit vent grille off the house. 

My numbers on that property are good now, although it took a year for me to sort out exactly what we wanted to do with it. 700k duplex, single story, about 2,500 sq ft total building size. 1500 sq ft for the 3 bed/2 bath with pool and 1,000 sq ft 2/1 small private yard on the other.
