Our goal is to be able to use either some type of software or spreadsheets to continue to build off of and help dial in our costs as we begin to hire more contractors for our team.

A good PM can assist with initial analysis and either help you buy or knows someone who can help you buy.

You should reach out to @Melissa Haworth she can get the actual numbers/rents on STRs in the area to help run your comps.Each building is different, each area is different, it is important to find accurate data to make good decisions.

Something to consider maybe using one of these companies to help find a house, refine your process by example of what they are doing, then taking over management for a year and seeing how it goes.
