Although, what you originally stated did infer a different picture.

We cover a large geographical area (nearly 400 miles) because there are usually only a few STR eligible properties for sale in any given city.  

I'd look at that as well as the Zoning Ordinance and Subdivision Ordinance, which every Pa township, borough or city has, or if they don't have those docs, they are covered by the county codes.

Or maybe the units aren't equal and one rents for $2800 covering most of the cost of living there.
