Owner financing and HELOC on personal residence How did you add value to the deal?

All calculations suggest great investment for 4 bed 3 bath in good school zone, however once the tax estimator goes from $2200 to $9500 due to lose of tax credit from not being a primary residence it hard to see how to get property in SC.

Unfortunately, going from FHA on the departing residence to a ne FHA loan can almost never work for a few reasons. 

Does anyone have any experience with doing a 1035 exchange between permanent insurance policies/companies?

To me, I would just accept Zelle and update Avail if possible and look to see what the tenant is looking for in terms of repairs, how much rent you'll get from them, and if you want them as a resident.

He currently travels often for work and resides in TN. 

Is that amount worth risking at this time potentially having to pay from your primary residence?

You could do something like what you want if it was your personal primary residence and even then the interest rate would be ugly.
