Happy to let this property do what rental property does best- pay for itself.

So if you buy a 5 bedroom house and rent the spare 4 bedrooms = you can still sell tax-free under the 121 (you just pay back depreciation) If you buy a duplex and rent 1/2 and live in 1/2.

Of course the solo would also pay the notes.

If you don’t have HOA or pay any of the Utilities. …..now the problem is in the Tulsa area that deal that rents for $2000+ mo and can be purchased “all in” for $150K is much harder to find. 

Using mortgage debt at 6-7% on a refinance to pay off higher rate debt such as a credit card at 15-25% is a savings!

If you aren’t saving the money up to buy another property chances are nothing will pay a higher rate than paying it towards your mortgage.

. - If you just personally paid for the renovations then the interest won't be deductible because "paying yourself back" doesn't qualify. 

Aside from that, the seller pays nothing else.

I understand that I can use the principle from my Roth IRA’s but for the most part that money is locked away without paying penalties to access it.
