The listing agent has no obligation to present oral offers and if she does there are many elements that would not be addressed thus creating confusion and misunderstanding.

Shortly after moving in, this house (built in 2006 so 18 yrs old) styarted having issues - cooktop working erratically, they replaced it with a high-end (GE Profile) new one.....Dishwasher started leaking, replaced with brand new GE Profile. 50 Gal water heater went out (elements) they replaced.So in just 6 months, they have spent about $5000 on me.

Hi, the lender will likely not know what his entitlement is at this time, if the loan has been in place, the entit. will be in the loan origination package which is now in the repository, the loan file will simply show the amount of guarantee.You can figure it though if you know the beginning LTV of his loan, and VAs go up to 100%.
