When you start reading about this and searching the internet one thing I find is true... there are many LLC formation services that claim to do a bunch of stuff, several of them sell expensive "education" packages which just get a foot in the door to sell more services, and other do-it-yourselfers (legal zoom)ut.  

If your coach is from across the country, and simply going to provide you a pre-packaged underwriting template, a segment on "how to pick a market", and lives in the world of 300+ unit deals, when you are looking at 30 unit deals, I would pass and use the typical 10s of thousands of dollars towards your downpayment.

What that would mean is that, when I want to rent or sell my condo, I will face competition from many other investors renting or selling exactly the same cookie-cutter condo with the same furniture package.

They will give you a new landlord package at that time & approve you upon receiving it.

I was looking into using a pre-approved/package home design thinking it would save me money but it would only save about $5k.

You can ask and see what happens.Otherwise you need to come up with the 50k or whatever is required to move forward.Maybe you could see if your lender would bundle the 2 places together in a package?
