FULL STOP  Your ability to make such a profit will depend on your ability to manage the asset better than the prior owner.As a seller, the broker should be helping you determine the price point, at that time, that attracts enough buyers to achieve an optimal sales price.

It's charged to the tenant, but may be charged to the owner if tenant stops paying - if owner agrees. - Many of the Renter's Insurance policies do offer limited damage protection to owner, so it may be a good business decision for an owner to pay while tenant being evicted.Property managers CANNOT get liability insurance on a property they have no ownership interest in.

Here's what I've learned:Inspections Are Non-Negotiable: Always get a full inspection, but don’t stop there.Plumbing & Sewer: Have the plumbing and sewer systems checked specifically, as these are common problem areas in older homes.Electrical System: If the inspector flags any electrical concerns, bring in an electrician during the inspection phase for a detailed evaluation.

i guess you could call them, like a newborn, kid college fees something of that nature.I made the mistake of not looking into that before i bought my duplex, because don't forget that with homeownership/landlord comes recurring expenses on that property,and you're life surprise expenses somehow never stop coming lol, so i'd make sure to put money aside for that and not sacrifice it for the sake of profit.

If the mold is caused by a leaking pipe or water getting in from outside, then you should hire a contractor to stop that intrusion immediately, then dry out the home and remediate the mold at your expense.I also recommend reading and sharing the EPA Mold Guide.

It also took a few years to get cranking, it was not an overnight event.We have investors that get involved in pools, syndications, partnerships, fractionalized interests and they think they are in the note business....I guess in a way they are, but they aren't drilling down into the finance business, they are top floaters thinking they are doing due diligence.
