I'm trying to learn as much as I can now so I can start buying within the next ten years because im in the hvac field and not looking forward to this being my main source of income considering its not a top notch career.

Do you need to kick it up a notch or are you on pace to meet your goals?

That kind of clientele demands top notch infrastructure.The island would have to have a private jet airport, a marina, golf course, beaches etc...It quickly gets to become a major project and very few islands are suitable for this kind of project.I guess there could be a market for lots in a low key development, but getting there will always be key.

Make sure the deals and sponsors you're bringing to your investors are top notch trustworthy partners.

Also, Id like to take my game up one or two notches !
