Lastly, the price point is still very cheap here in the sense that you can still find investment deals that hit the 1% rule for 120-180k!

So I suppose, I'm looking to invest in any area that makes sense with the numbers. :)

I think flips only make sense when even if budget goes up 20% your numbers still show a strong profit. 

This helps you determine what offer makes sense to you.

And since I would like to go back to it being a STR when some of my life calms down in a year or 2, it doesn't make tons of sense to get rid of it all and then start again!

@Dustin Horner It does not make sense to make any hires for one 10 unit building, PT or FT.

If the trade value of an old shopping mall is less than the build cost of a new storage space or warehouse, then it doesn't make sense to build a new storage space or warehouse, just buy an old shopping center.

I'd say to just go for the first one that makes sense and don't hold out looking for the unicorn of a deal.

Post '08' people had the luxury to analyze for "cheap" vs the pre-'08' pricing and feel a sense of security in there current price acquisitions. 

If he's only doing bathroom remodels, that would make sense to not bother.
