If you do use a heloc,  you are directly negating any benefit. 

I only have one 1 BR unit and several 3/2 SF homes, I could rent my 1BR 10x over my 3/2's.

From now on I only buy arcade1up, it just works perfectly without any issues.

But yes, for LTR you will be negative most likely.

Perhaps your rents are just higher, but I wouldn’t suggest getting into a negatively cash flowing property especially for your first one.

Unfortunately Good Cause Eviction passed last night in the city of Rochester, NY.I want to thank Council Members Lashay Harris and Michael Patterson for doing the right thing and voting “NO” on this largely performative legislation…that will only TEMPORARILY protect a small handful of city residents living in EXTREME under market rental units…But it will have broad and adverse negative consequences for the WHOLE community.

I believe San Diego is a great RE market but the reality is it is very competitive and most purchases have negative initial cash flow.
