They aren't afraid to walk away from a perfectly good looking deal because it simply isn't in their 'circle of competence'.Also, be aware from the start that different strategies necessitate different models.

I have a buddy that has one with a well and it sounds like the EPA is driving him nuts so I'd kind of like to avoid that. we were able to fix the well issue.. but septic system was old and bad and new rules necessitated 250k to redo the whole system up to modern code..  30 miles out of INdy.

If you're trying to find a manager at less than 10% (for fewer than 30 units), that could necessitate additional management overhead, as you've probably hired a smaller firm that won't be as well staffed and responsive as the larger property management companies.

The challenge is that my work really necessitates that I live very close to the office so I am a bit limited in location options if I were to live in my first home purchase...there aren't many duplexes that I know of in the area I'd be looking (north of herndon near 99).
