I  am also looking and narrowed my search to Propstream,  Propelio  and BatchLeads thus far.

There are a lot of agents who wholesale in PA, but you should know that agents who wholesale have to pay their brokerage their portion of the commission on their spread.

I'm sure if one can walk that "straight and narrow" path to doing it right, then its worth it. 

Most wholesale deals provide a spread for the wholesaler that goes directly to them.

Please stop spreading this false narrative that someone who rents a room to afford living is a junkie or a criminal.

I will pay more attention to them and see if I can narrow down the ones in person. 

Leases will be from say:August 5th-July 25th July 3rd - June 27thJune 6th - May 28th(I've got around 40-50 leases so I have to spread them out all over the summer)No pro-ration, with 12 installments too. 

Partnering with others can not only spread the financial risk but also provide access to larger deals and resources that might be out of reach on your own.

I am currently in the process of selling my portfolio of 13 rental units spread across four properties.

I would say Ohio in Middletown or Akron and would more than likely spread that $1M over 2-3 properties.
