I can pull it off even with super high gas prices in PNW.Also, in my experience, "career growth" in the W2 world is slow and agonizing... wouldn't count on it if you're an investor.

And one other thing I've noticed here - the really bad stuff - miswiring in electrical panels, unsafe gas installations, etc - tend to be done by people either doing it themselves or hiring their brother to do it because it costs way more than it should to do it with licensed people pulling permits because of all the BS they have to go through, which means they have to charge more money.

The gas light pipe in the walls says 1860 to me, knob and tube replaced that in early 1900’s I suppose .

.$5500 income Minus $550 (10% for property management that coordinated cleaners, some maintenance, restocking, communicating with guests which I took over eventually because I was much better / more invested in it.)Minus $300 for bills (water elec cable / internet gas)Minus $100-150 for each clean Remember you have a 5 bedroom house and your 15 guests just spilled beer all over the place, dirtied the **** out of the kitchen and all the bathrooms, tracked dirt in the house, and maybe smoked weed inside And you have to strip all the beds and sheets and everything and remake everything / restock everythingThat’s a 3+ hour job for at least 2 cleanersNow you can find cleaners that are cheaper, but will they do a half *** job and hurt your ratings (this is common in volume Airbnb businesses), be able to show up consistently and on off times (Friday at 11 am and then also Sunday at 11 am).

If you can rent them, then they are a huge money maker.I don't recall what we paid for it, but let's say $10,000 and I use it 75% for biz.So depreciation is $7500 (assume 30% tax bracket, tax reduction $2625) That is a cash inThen rental say about 75 days @ $250/day = $18750Less costs (gas, repairs, service, insurance etc, which will also be a deduction from revenues) = $5,000So Yr1 you are at $16,375 and your machine is all paid for and then some.I don't have a garage so it is parked on the side of the property.

It frustrates me that landlords are held to a different standard than the supermarkets, gas stations, and cable companies.I guess the more diplomatic thing to do would be to issue a notice to vacate for a protracted date (90 days was mentioned) with no raise, and then part ways.
