There a number of ways to increase cash flow on residential real estate (SFH or multis). 1) Rent appliances instead of furnishing (range, refrigerator, washer, dryer, and microwave. 2) Having tenants put ALL utilities in their name for SFH.

I had a SFH in an area that was on an upswing, however on my street it was not and we had the back door kicked open and they stole the stove, microwave, and they tried for the dishwasher (couldn't figure out that it was bolted in so they left it).  

Oven, Microwave, Fridge, Washer, etc...  

Built-in microwaves, not so long.Other than big ticket items which we usually know about when we buy the units, we budget about $150 a month per unit.

I think I might call up my appliance dealer and ask them to sell me several fridges, ranges, microwaves, dishwashers.

I got for one of my flips, a stainless steel microwave, stove, and fridge for a heck of a bargain.

Changed other places it shows up also: microwave copper appliance connections etc.Mike and Sean- If you aren't in love with FL and not planning to live there, you should expand your areas of interest,imo.Rich

I provide fridge, stove and in two sf's a a washer and dryer plus built in microwave.

Dishwashers and microwaves just add one more thing to break.
