Look for a lender that offers this loan in your state....maybe even ask about it in the Iowa forum? 

I have already read through The Ultimate Beginner's Guide to Real Estate Investing and am currently reading the Book on Investing in Real Estate with No or Low Money Down but would appreciate any advice anyone has on other reading material, videos, articles, or seminars I as a newcomer can learn from.Thank you,

Buildings you could buy for 45k a unit a few years ago and put in 25k per unit (value add) are selling for 120k a unit now...so you are flirting with disaster following this model.   .I now work in IA, SD and WI for this reason and am considering following a national emerging market strategy.

Just to clarify I hold one LLC with my wife and I as 50/50 for the long term buy and hold rentals and I’m in the process of considering creating an S Corp w a business partner of mine for fix and flip but that has not been created yet.

The issue is my debt to income.So, do I: A)locate a partner to refi and strike a deal with them and the bank, or B) sell the property and hope to get at least my money back?
