Coos Bay - The main delay with application in this area is whether the property is on public utilities or has a septic system and private or public water source.

-Rent collection and financial management is probably not at the top of the list based on some of the challenges that we hear about, mainly because if you are lucky enough to have solid tenants and low vacancy, this is easy peasy, but if you have some challenging tenants that default on payments, or the possibility of an eviction arises, it can be worth paying a management company to help guide next steps. 

Properties are sitting on market for a bit longer now that supply is slowly creeping back up. 50 days isn't too terrible compared to the greater PHX area. 

If you don't flip, these guys are usually in the appropriate isles at Home Depot with the carts of supplies or just hang around the commercial check out.

So right now our main goal is the cash flow because in the end that is the way we will be able to move up in the real estate industry. 

For context its mainly retirement communities around 2 hours either way from Las Vegas and Phoenix.

Duplexes have less risk:  Mainly because you have less tenant risk (but we will address that on the next paragraph).
