with maybe the exception of a parcel that is clearly served by city Sewer Water and have power and Tele / internet to the lot lines.. and you have double checked the hook up or Systems development charges and if they have capacity.. keep in mind many parcels in subdivisions that were basically built as recreational subdivisions decades ago.. ( think GLEN GARY GLEN ROSS and for sure watch that Movie is exactly how the industry was in those days) the original infrastructure was allowed to be built to maybe serve 20% of the development that was legal and now you have moratoriums and assessments etc etc..

It blows colder than 80, but sometimes during extreme heat it AC's can malfunction due to the maximum capacity it's working tech said the AC will over heat in extreme heat.

When I explain to them the years left is inconsequential as you are looking at time value of money and what is your return - and you base your numbers off of that - people get confused.Its like people who say a mortgage is front loaded in interest and you pay more interest upfront - well actually that is not the case, the rate of interest does not change, you just have a higher balance on the loan...Its not "front-loaded".

You can take any reserves and ladder them with CDs/Treasuries/some other low-risk fixed income asset to provide liquidity in case things go sideways, all while mitigating most of the interest load on the loan.
