If they can't stabilize the property and they default on the debt, typically this is the sellers responsibility  If they are coming with susbstabcial cash at closing - What's their exit strategy?

If I were in your shoes, I’d look at the BRRRR strategy (Buy, Rehab, Rent, Refinance, Repeat) to stretch your liquidity while building equity and cash flow.

And are you suggesting to do a DSCR loan for any strategy or a specific one?

If buyer is important than yes, off-market is the correct strategy. 

Also, their lease literally expires in less than a month.
