Far too many times the listing sucks, fails to highlight the positives, and they shine light on the negatives. 

They went a step beyond and put money into the backyard space with a nice fire pit, string lights,  mulch, and lots of landscaping, which gives an awesome look.   

They had cleared it, put some gravel in of some sort, fenced it with barbed wire on top, manual gate on tracks and flood lights in the corners.

Then decorate the place up, nice lighting, signs, etc.Then you can move the needle. 

.- All hardware should be present, property secured, and in good working order (e.g. door stops, light fixtures, faucets, toilet paper holder, hand & bath towel bars, drawer/cabinet pulls, hinges, door knobs/locks, etc.).- Carpets must be professionally cleaned or, if necessary, replaced if there is excessive wear.- The yard must be in good order with no debris, either natural or other.
