But holding rental property is a very old and relatively unexciting endeavor, and there are reams of data available to inform on how much of the "Gross Potential Rent" actually hits your bottom line through the life cycle of the property. 50% if using PM and 35-40% if not using PM are pretty sound estimates for SFRs.

Then I would do a life cycle analysis (10 years in your case) comparing what kind of returns I could expect if I invested the required (or additional) down payment in the stock market in its lump sum right now over ten years vs applying the monthly cash flow from the property to the stock market over the 10 years and then add equity at sale.

@Jay BoyleI see some good responses here, but just to be explicit, here are the following journal entries you would be creating for the lifecycle of a security deposit.Example:Renter pays a security deposit of $1,100 on the 10/15/2017.A year goes by...On 10/15/2018, the tenant moves out.On 10/20/2018, you check out the apartment and find that there is $250 worth of damage you want to net against the security deposit.On 10/25/2018, you return $850 to the tenant (hopefully they don't fuss over it!)
