This often times means you gotta turn up the rock n roll, put your head down and get laser focused.  

Tenants rent a small unit from you where they conduct their business which is generally things like make up, hair, waxing, eye brows, tattoo removal etc....

You'll make the most money as an agent when you get laser focused & only work with clients who fit into your focus.

They claim they are unable to work but they have no difficulty posting selfies partying with friends, keeping up on their nails, hair, makeup, and tattoos, and have no problem getting pregnant.

@Conrad Metzenberg  Avocado toast is a great one. speaking of gentrification indicators, i've noticed some that stand out:more than one night time dog walker, extra points if it's a female on a cell phone; tattoo parlors, funky coffee place, small niche workout gyms, anything Asian that isn't Chinese, all within 3-4 blocks; any hippy or hipster sightings, extra points if you see them at Whole Foods later; very low people count in the middle of the day 

This will make you a master of your market - laser focus.  

One of my tenants, who operates a classy tattoo parlor, has been with me nearly 10 years and is a STAR who has never given my problems.

This and laser like focus are so important.

However now I'm probably going to need to buy a Laser printer for printing off Legal documents.
