My use of the word greedy, was directed towards how reasonable they might be on price, rather than a ethical value judgement. 

I had actually had an attorney answer, "We don't know yet" to a question regarding this issue because there have been no precedence set.In saying that, always error on the side of sound judgement. 

Try to deny it and you'll quickly end up on the losing end of a court judgement.

Use your best judgement when using contractors.

You are your own best judge so the less you have to depend on Realtors, property managers etc (who are pushing you to buy to make a buck) to make those judgements for you, the better off you will be.

The lien holders can still go after a deficiency judgement.

This is a business and unless you want to learn some REALLY expensive and painful lessons you better start treating it like one (no judgement just tough love).
