There's way too many moving parts in RE to where he has to sit on the sidelines, and plenty of stuff he can do that does not pose actual risk.

There are plenty of valuable contacts, relationships to create & grow, helpful bits of information, etc.3 things I'd recommend for a new BP member looking to make the most of the platform:1.

They can't retrieve the money, At least with a check you have proof the payment was sent and can present that to the bank for "cash".For protection, keep a bunch of currency on hand, don't use a bank's "safe deposit box" (they won't let you in when there is a crisis), keep plenty of food at home.

I personally sold close to 30 I owned in an ascending market (sold prematurely) and know plenty of others who have had the same experiences in markets across the US. 

Couple hundred bucks a door monthly cash flow, solid ROI, and yes plenty appreciation. (#1 appreciating city 2023)I personally make well over $100k/yr cash flow from 21 properties here.

It may limit attic space, however you should have plenty of room for Airhandlers, Waterheaters, etc. in the non-living area of the home on the ground floor.

There are plenty/almost all towns in MN with populations under 2,000 people where you can buy a $50,000 house and rent it out for $600/mo+ and lose your shirt. 

Companies like JLL, CBRE, Marcus and Millichap and probably plenty others.While there are probably some investors that put together some analysis for nationwide investments, I am with @Arn Cenedella .
