hi everyone, oos investor currently looking to invest in terre haute. would love to connect with folks familiar with the area and recommendations of any good real estate agents, contractors, inspectors, property managers, etc. local to be a part of my boots on the ground team.

The inspectors were supportive, and one of them even stated they wouldn't return, even if another complaint is filed.

You may not be like that, but you have to prove yourself to a good agent, not the other way around.How would you do all of the due diligence, get inspectors, get access, on an out-of-state property with an agent who is working only for you?

This is a learning experience and talking to lawyers, inspectors and insurance companies is always helpful in the long term.  

Do you have trusted inspectors, handymen and GC contacts readily available?

I live in FL and have been doing all my biz there for many years, 100s and 100s of deals, with 1ks of reno/ repairs, and am an expert with all the govt programs and how to deal with all the inspectors from each city and happy to recommend. 

For the course I'm looking into, they not only present some educational materials, but AFAIK also offer their resources in each market (i.e. lenders, PMs, inspectors, etc..).

However, if the Landlord wants to clearly reserve the right to enter to make repairs, inspect, or show the property to perspective tenants and buyers, it is a good idea to clearly spell this out in the lease.
