Hi @Len Roche .Rate shopping only counts as one hard inquiry - as long as you do them in a fairly short timeframe - 14-30 days depending on the lender.

After my inquiry, they realized that the home was "forgotten" and never given back to Wells Fargo. 1 week after my call, the house popped up at Auction.com and I got a contract on it via Pre-Auction bid. 

Otherwise, go right to the selling agent with your inquiry.

Might have to satisfy their inquiry for such.
