Current rents and building quality needs work, total rent income is around 5k/month, parcel is quite big 14k sqft.

Currently, they appear to be rushing into putting lots of offerings on the market these days but if Fund 4 is any indication, they are not doing the required due diligence on the quality of what they are offering.   

The reason i like working with Mark (along with the quality of what he puts out, which is better than most cost seg studies I have seen) is we have a great working relationship that we can readily discuss a client and their goals.

It can be a struggle to find those who offer adequate service, price, and quality.

1)Purchasing distressed property with seller financing with substitution of collateral clause.2) Wholesale property as-is, then move favorable seller financing to better quality property keeper at below market rate & favorable terms.

I now currently work for a PM in Milwaukee that has the same focus as you, to provide quality property management and we have prioritized quality over quantity as we have grown our business.

And, there is every possibility that I am able to assume quality debt if I am a low-leverage purchaser.

Also make sure you have quality insurance with an umbrella policy.

It’s a short dead end road so I have this notion to own the whole street and control the look and quality of the neighborhood . 

Whereas for me (at this stage of my investing career and my personal life) if a project is profitable and supports my ability to live somewhere with better cost of living and quality of life, the balance between the two can be just as valuable.
