Hi not sure where you are looking, ( maybe Ohio City , or Tremont, that boat has sailed, should have bought there 7- 10 years ago for 40k, )  but you are looking in the incorrect locations 220K for a 2 UNIT heck no.  

If the cheaper route only gets you a place that has quirks and is hard to market that will bite you long term.

I hope that I am incorrect about this because that would mean a different scenario for you but I believe this is the case.On the other hand, you can always look in to personal lines of credit, heloc's or something of that nature to assist you in funding your initial deals.

The layman, the non-investor, has the (incorrect) impression that this strategy is synonymous with "low risk."

For instance, what if you are incorrect in your evaluation of the criteria for abandonment or perhaps fail in some other way such as required notices, timeframes, etc.

I think I worded the situation incorrectly.

I will freely admit whenever I am wrong, because the amount of incorrect information that shows up about North Alabama on BP is incredible. 

Early movers into the space had a lot of assumptions about SFR’s similarities to multifamily that largely proved to be incorrect.

Am I reading this incorrectly or does the source validate my claim of 3-10%+ for the past decade?
