I think the easiest way to scale for you would be to start with a turnkey single-family or a light value-add BRRRR in a good market. 

Prefer light renovations/updates, and ability to force equity with opportunity to add ADU(s). 

Navigating NYC's zoning regulations can be complex @Jon Pflueger, especially in M1-2 districts, which are primarily designated for light manufacturing and commercial uses.
