i would search google for prefab companies and speak to a few reps to how they're systems work . 

Why would a realtor put their rep on the line and sell this for 90k to much? 

As a salesperson all that is that you usually make (although it negotiable) 2-3.5 % agency commission whether you rep a buyer or seller under a brokers lead generation.  

Partner brings caliptal/down payment (passive involvement) and I do the management (active REPS activity).
