The math that jumped out at me was -$1200/mo vs +$600. 

I don't think you should proceed until you do some more homework on investment 

They have no understanding of compound interest, time value of money, return on investment, cap rate, or anything involving math of any sort10.

And, based on some really basic math: if that lifestyle costs $2mm/yr (the leased/financed G5, the FL and Malibu mansions, etc) and the typical core multifamily deal kicking off 4% cash on cash to LPs (if that), we could all have that lifestyle too.  

Some landlords offered more expensive rent for a 9 month period but the math didn't really make sense (half month savings at most) compared to a standard 12 month lease. 

For the moment I would recommend doing your homework, calling people up, make some connections, hire a RE lawyer and start looking at prices for STRs WHEN the lockdown is over, which is impossible to know as of today. 

SUre you have a mortgage on it, but let them do the homework of subtracting your mortgage amount. 

His entire math for this "Plan" only works due to the above dynamic. 

That's double if I'm doing the math correctly :-)I think that takes a lot of nerve.I would say NO.
