With the COVID-era surge in home prices, rapid increases in mortgage rates, and rents not keeping pace, it really has gotten harder to make these deals work.

New builds-broke even in the '08 market on two spec homes, built my own home from the ground up twelve years ago(400k in equity). 

IE securing them paying tax's insurance etc etc. 

Make sure you have insurance.

With the FHA loan you won't need a huge amount of your savings.

Texas does have specific rules regarding home equity loans and cash-out refinancing (often referred to as "Texas Equity Section 50(a)(6)"), but these don’t prohibit homeowners from using funds for investment properties.

The gentleman Chris Koerner seemed well educated on the topic (mobile home park investing) and he gave enough information and follow-up documents that you could take the information and run.

You may have to do one as part of the loan process and I wouldn't want you to end up paying for 2 appraisals if the lender doesn't take the one you ordered on your own.
