Haven't walked a property in years and just did one with my team a few weeks ago.I forgot the thrill of seeing these things derelict and then fixing them up.What a pleasure to see the transformation.What started as a simple dream for me of moving to the US and buying, fixing, holding a few properties and moving back to Australia turned into thousands of rehabs, many companies, staff and monsters with 17 heads lolIt's nice going back to the basics of how it all began.Just simply checking out distressed properties, negotiating, buying and fixing them up.Ahhhh, the good old days 🙏

Look back to world's fair in the 60's, countless hair-brained crazy head-in-the-cloud's ideas of true creativity that foster into real innovations.

I have it stuck in my head that if I want to scale to a reasonable portfolio, it’ll be tough to do that in NJ with how high homes are priced. 

There have been quite a few "hot-headed" investors who came through and were unsuccessful.

I have one investment starting to head down this path now on the non-judicial side, but no real experience yet (fortunately).PPR note buying is usually more of a long term commitment than investing in 506 house flips and usually involving larger investments.

They might be lower-cost options, but in standardized, commoditized transactions, their UX quality and excellent customer service set them apart from other direct-to-customer carriers and agents.It would have been ad hominem had I offered proctologist referrals to assist with dislodging your head from the rectum it resides....I did not do that, I ignored it's placement.

Assuming investors still have not heard anything - this seems more and more like it will unfortunately head toward a BK filing.

I have lost a lot of sleep over it, and am actually about to board a plane to head to Maui to stay in the unit for a few days.
