I have found this to be the simplest and best way of handling snow removal and lawn care - you know its going to get done; that a shovel will not get put through the siding; and your insurance company will be much happier that you have a (insured) third-party handling snow removal and lawn-care.

So, unless we are highly leveraged on a new acquisition with an assignment of rents as part of the agreement with the lender ... where this coverage makes the lender happier ... we plan to handle the risk of a lost revenue stream on our own.
