My inclination is to suggest paying back the PML 70% of the land proceeds (presumably $168K) at that closing and then hold the remaining loan until I sell the house. 

I was one of the people stuck holding the bag on one of those Harbour PA contract for deeds.

Very communicative, hands on, and thorough with their property management.As some additional context, I own a few rentals in different markets and Michele's team is top notch compared to them.

Ideally, I would like to use the buy and hold strategy, with a 50k budget to get started.  

Investment Info:Small multi-family (2-4 units) buy & hold investment.

This type of strategy typically works better after 10+ years of holding, when appreciation and loan paydown have built up enough equity to make the numbers work. 

I also think this is a really important number to know going forward due to calculating holding costs! 

Investment Info:Single-family residence buy & hold investment.

They will check for everything to ensure safety and habitable. i.e. doors/locks, lights, detectors, windows/screens, appliances (stove with anti-tip plate), hand rails, wiring in the unit and in the basement, lead paint (if children).....etc6.

I can pay utilities, insurance, and other holding fees but I won't have enough to pay other cost like listed above.
