If you were to buy direct from the owner you will get great deals!

It looks like according to the county site (sbcounty.gov) they require all renter payment go to the active owner. 

I've built relationships with property managers who have distressed properties in their portfolios that can communicate directly to owners. 

There are DSCR lenders will allow only a single 20 or 25% owner of an LLC to sign a Personal Guarantee (other owners are not on the loan, or liable for the loan).

The fact is that anyone who takes, leads, or carries away the property of another with the intent to convert it to their own use or deprive the owner of it is committing a crime. 

Or are you actually talking to a bank about buying the note so you can see the notes and credit on the owner of the property?

DSCR/hard money are non owner occupy loans.If you decide to do FHA203K for the first home - a 203K consultant/inspector will be required for the standard 203k loan, you will unlikely be able to serve as GC and you sign a 1 year occupany affidavit.

Would love to hear form some Multi-Family owners/operators in these markets about pros/cons and specifically neighborhoods to avoid.My wife and I have been to Columbia SC many times and, while we have never been to Little Rock Arkansas, we plan on going in Late March!
