Phoenix area has a lot of golf courses, so they can experience humidity from the watering of those courses, and depending on where you are, it may smell like grass soup on a hot day (golfers' paradise). 

OMG the Fed keeps saying over and over and over again exactly when this will happen and exactly what needs to exist for it to happen, there is 0 guess work needed as they keep telling us directly.

Hard to see a crash in single family but The only way I see it happens would be if interest rates kept going up (say fed can't get inflation under control) and insurance or other related things go up causing the prices in single family to come down.
