As someone originally from New Jersey, I am interested in returning to the East Coast and investing closer to home.

I have listed my property on Zillow with rent of $2700 but I see that for 4 bedroom houses the section 8 gets closer to $4k from the government.

Of course I'd choose a place closer to a train station in a larger city but, I'm not looking to make insane profits.

That's a personal decision based on what you like to do, can make money doing, and will move you closer to your goals. 

Only thing I can add is that there are lenders that can go to 80% cash out to help get you closer to making the numbers work. 

My guy will start closer to May 2025 on his.I should mention my guy owns a primary home already as an inheritance that at this time we have no plans to touch.

With the exception of finding the tenants (I use an agent) I manage all maintenance aspects of the property but am coming to a point where I might want to move on and considering doing a 1031 exchange to of course avoid Cap Gains and invest in another property closer to my primary residence.

I know Kilington and Stowe are strong but I thought being a little closer to major metros might help and the info I'm finding seems to support.

  $400 for the premium properties $350 for closer to average finishes.   

This city is just starting to expand with lot more newer builds coming soon and also closer to my primary home .
