I've tried some hard money lenders too but they don't seem to have a product for self storage where there is no current income coming in.The kicker is we've been able to negotiate the price down from 400k to 300k because we know they're trying to get their cash out and they told us they couldn't get a loan either.

They often have loan products targeted at rehab loans on low value properties, particularly those that are in underserved communities of big cities like Detroit.

A company can go up in value by increasing it's customer base, increasing it's product offering or increasing its prices. 

BUT, the might cause more issues because 550k is already on the small side for a 5+ unit building product. 

Per our notes we reached back out to him 3 times to see what he was selling, he ghosted us each time.
