Buying an out of state rental property from a realtor, wholesaler or off facebook or zillow etc as opposed to from an operation or turnkey provider who has an active, substancial, and effective boots on the ground team or teams to support you after you close on the sale. 

I'm a wholesaler and flipper focused in SE Idaho.

I'd also spend some money in direct marketing to get more sellers, and either wholesale those deals or buy them myself.

If the latter you may just be an independent “bird dog” for a wholesaler competing with everyone else.

-At the end of the day, if it were me and I was a wholesaler (as opposed to a broker/agent) in this scenario, I would say that "as a courtesy", you can try to help and see if you can sell it to someone else off market, but you should not be expected to do a due diligence for the buyer, that's their responsibility, and you said from the beginning that you are not knowledgeable on land. 

Many of my decent wholesalers present failed flips for someone else to take over.  

It’s easy to approach networking with a “what’s in it for me” mindset, but I found that the most valuable connections came from a genuine interest in building mutual trust and respect.
