Detroit.The city is really coming up with a lot of revitalization and investment (has been for years), and folks haven't fully caught on yet.If you know how to source them, there are fantastic deals out there that make true BRRRR's and then still cash flow (hard to find in most places).All that said, I'm insanely biased.

My bias is against it and in a big way, but you can find posted examples of people finding it useful.i have never heard of a newbie and/or person with limited funds do well out of any of these things...you may hear differently just speaking from personal observation.You could take $1000 of that money and buy a lot of successful investors coffee and lunch and ask them to tell stories.
