Based off of the podcasts I am listening to and other property management professionals that I network with, that has been the experience of portfolios across the states. 

Focus on what the rents will look like post-renovation with 4 units instead of 2, and have a clear game plan for refinancing to pull your capital back out. 

If you are looking to be an investor then I would suggest you don't be an agent that is a poor mans game and it will make it way more difficult to find deals. 

Our reasoning would be to provide off base living for my brother in law while he's in Italy, as well as expand our rental portfolio some. 

So, I'd like to get ahead of the game and start working up a plan and a strong argument for it which I can use when the time comes. 

I own over fifty units here, and overall, I've been happy with my portfolio.
