If you don't trust me with your money, we're on the wrong foot already.This is not to say that there're no sh**ty attorneys/CPAs or that there're no ethical contractors.

When I was in my 20s and 30s, it was easy to get a hotel room or rental home, spot on the beach, table at a restaurant, and traffic was a nonevent. 

My options are:-Refinance now and foot the extra bill and stay in this current home (I would be footing all future closing costs) and pour most of the money earned from the other sold home into the one I currently live in. 

I should have put my foot down 12 months ago about removing it but I let it go.

I also check the court records (civil, criminal & traffic) myself, just in case something was missed.  

We also do a few other things on move-in day.... we put drop cloth runners down in the traffic areas, loan the tenants the use of moving blankets, furniture sliders, an appliance dolly, and shoe covers. 

Doesn’t matter wether 10/15/20 foot units.  

If you have class C rentals, I like to use Traffic master Grip Strip Water Resistant Luxury Vinyl Plank Flooring.

I'm putting my best foot forward on this, but as I'm getting closer and closer to making this a reality, I'm getting more anxious.

This will vary property by property and area by area, but in area not only do you have all the city/county level planning: access, traffic counts, density requirements, unit counts for school districts, sewer capacity, etc, but you also have neighborhood councils which will have additional level of say in final design, scale, unit counts, uses, etc.
