I was seeing duplexes near Hillsboro village and in belle Meade that just made me curious how rent could possibly stack up to the mortgage.

To my surprise, I was told that building permits are not required for properties in unincorporated villages and that rental inspections are not required. 

@Patrick DanielIm certainly no expert at it, but, the better you understand what your village wants to see and where developments changes are happening, the more opportunity you will find in creating value.

Elvia, the last time this came up for us in Bolingbrook, the village reported that theyhave adopted the 2006 International Property Maintenance Code guidelines on this, it boils down to 70 sq. ft. of bedroom space per occupant.

I had a house sit for almost 7 weeks because the village required a permit and it took me that long to get a licensed plumber that would give me an estimate and put me on the schedule.

My personal experience with rentals in Hot Springs Village is that it is no problem renting in the spring, summer and fall but finding qualified renters in the winter is a bear.There are a number of REIA's, Meetups and Landlord Associations throughout the state.

Little Village, McKinley Park, Brighton Park are three areas I like. 

Charles Village, Hampden, and Seton Hill come to mind.
