Make a welcome video explaining to tenants how to do the basics and when to contact you. 

While speaking and telling him to pay rent, all of the sudden he started explaining to me that he was waiting for the lease to be renewed and then he was going to pay rent. 

Explain it to him like this:"Didn’t you say you have cash buyers?

If you can please explain how you got the cap rate over 10%.

He explained how he is receiving an inheritance of roughly $100-$125k, and was seeking thoughts on what he should do with it. 

@Matt Huber - if you bought in 2021 in Harvest, you should have seen some decent appreciation - however, if you bought these as turnkeys, that may explain some of the lack of appreciation you are experiencing.  

Neither one of you are going to want to have to explain to your future spouses or significant others that you still own a house with your exes (and deal with that drama).

Only thing I can think to do is call Vrbo or Airbnb and explain the situation and see if they would allow you to create another account that maybe isn't active to use until the other accounts are shut down?

Just make sure to check their credentials and experience, and find someone who can explain things in simple terms.Also, keep an eye out for any red flags, like promises of huge refunds without a thorough review or pressure to pay a percentage of your refund.
