OP my wife and I went thru this exercise about 4 years ago.

Set aside so much cash for daily needs. 1 or 2 years living expenses.2.  

I watch the market daily and have yet to see any numbers that make sense unless you are paying cash or getting an off market deal.

I use it daily and find the results vary by property from very accurate to wildly inaccurate. 

If your goal is to create cashflow that you can use for daily expenses, that's another path.We need to know where you are now and where you want to go.

Having a Facebook page is also essential, and it needs to be tending to daily, like a garden.
